Ductless Mini-Splits: The Right Answer for Additions, Sunrooms, and Finished Basements

Comfortable living room in a Twin Cities home

You finished the basement, added a sunroom, or converted the garage into a home office, and now it is the one space in the house that is never the right temperature. The existing furnace and AC were never sized for it, and running new ductwork means opening ceilings. This is exactly the problem ductless mini-splits were built to solve, and they have become one of our most requested installations across the northwest metro.

What a mini-split is

A ductless mini-split is a heat pump with an outdoor unit and one or more slim indoor units mounted on a wall or ceiling. Refrigerant lines, a small drain, and a control wire connect them through a three-inch hole. There is no ductwork. Each indoor unit has its own remote or thermostat and heats or cools only its space. A single outdoor unit can serve one room or, in a multi-zone configuration, up to several rooms with independent control.

Because they are inverter-driven, mini-splits vary their output continuously rather than cycling on and off. That makes them exceptionally efficient and very quiet; the indoor units are often no louder than a whisper.

Where they make the most sense

  • Additions and bonus rooms in Plymouth, Maple Grove, and Medina where the existing system has no spare capacity.
  • Finished basements in Andover, Ramsey, and Champlin that are too cold in winter and damp in summer. A mini-split cools and dehumidifies, which basements badly need.
  • Sunrooms and four-season porches that swing wildly with the weather.
  • Older homes in Anoka, Osseo, and Robbinsdale heated with boilers and radiators that have no ductwork for central air.
  • Home offices, in-law suites, and detached studios where independent control is the whole point.
  • Garages and workshops that need both heat and cooling.

Do they work in a Minnesota winter?

Yes, with the right equipment. Standard mini-splits lose capacity in deep cold, but cold-climate models from major manufacturers hold strong output well below zero and continue operating into the minus teens and beyond. For a space that is also served by the home's main furnace, the mini-split does most of the work most of the winter, and the furnace covers the coldest nights. For a standalone space such as a detached studio, we look at the design temperature and either size a cold-climate unit accordingly or add a small backup heater for the handful of extreme nights each year.

What they cost to run

Mini-splits are among the most efficient heating and cooling equipment you can buy, and because they condition only the room you are using, they avoid the waste of heating or cooling the whole house to fix one space. In summer, a mini-split cooling a finished basement usually costs far less to run than the central AC working overtime to push air down there. In shoulder seasons, a mini-split often replaces the furnace entirely for weeks at a time. Utility rebates on qualifying cold-climate models can also reduce the installed cost.

Planning a clean install

The best mini-split installs are the ones you barely notice. The indoor unit goes high on an exterior wall or in a ceiling cassette where it can throw air across the room. The line set runs directly outside and is hidden in a paintable line-hide channel. The outdoor unit sits on a pad or wall bracket high enough to stay above Minnesota snow, on the side of the house where it is out of sight and out of the way of roof runoff. We handle the electrical circuit, the condensate drain, and the permit, and we commission the system so the refrigerant charge and controls are correct from day one.

Living with a mini-split

Mini-splits are simple to own. The indoor unit has a washable filter you rinse every month or two, and the outdoor unit needs to be kept clear of snow, leaves, and grass clippings. An annual professional service checks refrigerant charge, cleans the coils and blower wheel, and flushes the condensate drain, which is the item that causes the most trouble when neglected. In the finished basements we serve across the north metro, that drain often goes to a small condensate pump, and it should be tested each spring before cooling season.

Set the unit to a steady temperature and let its inverter do the work rather than turning it on and off; it is most efficient holding a setpoint. Use the dry mode on humid summer days when the basement feels clammy but not hot. Mini-split or extend the ductwork?

We are a sheet-metal shop, so we can absolutely extend ductwork when that is the right answer, and sometimes it is: when the existing system has capacity to spare and the run is short and accessible. But when the furnace is already at its limit, when the ceilings are finished, or when the space needs its own control, a mini-split is usually less disruptive, less expensive, and more comfortable.
